Build It and They Will Come


Terre Haute, IN—With an eye on economic growth, Garmong Developments Company, LLC, the real estate arm of Garmong Construction Services, is working in conjunction with the Vigo County Commissioners, the Vigo County Redevelopment Commission and the Terre Haute Economic Development Corporation to construct an 86,000 square-foot manufacturing-specific speculative building in the Vigo County Industrial Park.

David L. Hannum, CEO of Garmong Developments Co., LLC says, “Vigo County has the location, the workforce and the leadership to help companies continue to grow and expand. The construction part of this project will create over 100 jobs for construction workers and subcontractors.” Hannum comments that construction of this 86,000 square-foot manufacturing facility would provide a new business venture opportunity to move right into an existing space rather than wait 12 to 18 months to develop a custom plant.
The $ 2.1 million construction project is positioned on 25-acres of land, the 86,000 square-foot manufacturing-specific speculative building will include a 10,000 square-feet office, mezzanine, a 33-foot eave height with no less than 6-per-square-foot collateral load, and crane rail for no less than 15k pound crane system. The design would allow for expansion capabilities. The building will be ready to show to potential tenants in January 2006.

“Vigo County is a very versatile community with a lot to offer business and industry,” says Mary Caye Pfister, president of the Vigo County Redevelopment Commission. She continues, “At the Vigo County Industrial Park we have the resources and access that make the Park very attractive to prospective industry and with the construction of the manufacturing speculative building, we have a product to show prospects.”

Steve Witt, president of the Terre Haute Economic Development Corporation notes,” Vigo County Industrial Park represents one of the best industrial site location values in the Midwest. Approximately 90% of the leads that come in the THEDC are requesting information on existing buildings. The construction of the manufacturing speculative building provides Terre Haute and Vigo County with a turn-key building for prospective companies to see. “
